
Rent is always payable in advance
and in accordance with the lease agreement. Rent is payable by methods
of BPAY or direct debit. Please contact your property manager if
you are at any time unable to make a rental payment.
A copy of all keys/security devices
will be issued to the tenant at the commencement of the lease agreement.
The tenant will become responsible for these keys during the tenancy,
with their complete return required upon vacating the property.
A duplicate set of all keys are held at Exclusively Rentals
for emergency access, repairs and inspections. Under special circumstances,
these spare keys may be borrowed by the tenant once identification
is produced. Keys are only available during business hours and must
be returned within 24 hours.
Changing locks
Locks may only be changed once approval
has been given by Exclusively Rentals and a copy of
all new keys must be provided to our office.
Periodic Inspections
During the tenancy the property will
be inspected periodically by Exclusively Rentals, after
receiving 7 days notice. These inspections are to check on the condition
of the property, and suggest any repairs or maintenance needed to
the landlord. A written and pictorial report is sent to the landlord.
Repairs
In accordance with the lease agreement,
any damage, malfunction or problem should be reported to Exclusively Rentals immediately. All repairs are to be put in writing
(the link on this page may be used to report the repair). Urgent
repairs may be phoned through to the office. All repairs are attended
to as promptly as possible, however due to quotes or approval that
may be needed, a delay may sometimes occur. We ask that tenants be
patient and contact us if the repair needs following up.
Please note that repairs are only carried out during business hours
unless they are emergencies.
Insurances
As the landlord cannot insure tenant's
belongings, we strongly recommend that each tenant take out the appropriate
insurances to cover personal items.
Electricity, Gas and Phone
It is the tenant's responsibility
to set up an account in their name and pay accounts for these services
during the tenancy. The tenant is also responsible to close the account
and pay all balances upon vacating.
Please check to see if there is a current phone line connected to
the property, as the landlord is not obliged to provide one, or pay
to have one installed.

Water Usage
If leasing a property with a separate
water meter (house, villa, townhouse) the tenant is required to pay
all water usage charges.
Maintenance
If leasing a house the tenant will
be responsible to maintain all lawns and gardens on the property,
unless otherwise stated. This may also apply if leasing a villa or
townhouse; please check with your Property Manager.
