Marketing and Advertising
The aim of implementing an effective marketing program, is to reach as many people as possible, and lease your property as quickly as possible. At Exclusively Rentals, we will visit your investment property and provide you with an up to date expected rental return, and suggest any repairs or improvements that may help with a successful leasing plan. We will use a combination of marketing methods to expose your property as you require.

Tenant Selection
As it is essential to find the best possible tenant for your property, we ensure that not only does each applicant inspect the property with a staff member, but each applicant will submit an application form with all references being thoroughly checked.

Lease Preparation
Once a tenancy has been approved Exclusively Rentals will prepare and sign all lease documents with the tenant, lodge bond monies and documentation, and hand over the keys to the tenant.

Initial Inspection
As part of our service Exclusively Rentals will carry out a thorough initial inspection of the property - recorded in both writing and photographs.

Periodic Inspections
Throughout the tenancy, Exclusively Rentals will inspect your property to ensure it is being well looked after by the tenant. We will also recommend any repairs or improvements required to maintain the condition of the property. We will send you a written report of the property with photographs.

Lease Reviews and Renewals
As the fixed term of the tenancy approaches, we will contact you to discuss future plans with the tenancy. You may wish us to approach the tenant to sign a new fixed period lease, or you may wish to leave the tenancy on a continuous lease.

Rental Reviews
During the life of your investment property, there will be times that the rent will need to be adjusted to reflect changes in the market. We will regularly review the rental amount to ensure you are receiving the full potential from your investment in accordance with comparable properties, the vacancy factor at the time, the general condition of the property, and the relationship with the current tenant.

Repairs and Maintenance
At Exclusively Rentals we act on repairs promptly in accordance with your instructions. Where possible we will contact you with details of each repair, and are able to arrange the appropriate tradesperson from our large pool of qualified and licensed tradespeople to attend the repair. If we cannot contact you and the repair is urgent, the repair will be dealt with immediately to ensure the safety and comfort of your tenant and property.

Rent Collection
Exclusively Rentals have made paying rent by tenants as easy and friendly as possible. Tenants may pay their rent by BPAY over the phone or internet, or by direct debit. These methods of rent collection greatly reduce rental arrears, and are preferred by the majority of tenants.

Arrears Control
At Exclusively Rentals we review rental arrears regularly and if a tenant does fall behind in their rent, we keep in constant communication with the tenant and yourself. Action is taken in accordance with our rental arrears procedure and your instructions.

Tribunal Hearings
At Exclusively Rentals we will always act in your best interest, and will use our skills of professionalism and diplomacy to negotiate between the tenant and yourself for the best outcome in all situations. If an agreement cannot be reached and a Tribunal Hearing is scheduled, we can offer a complete start to finish service involving preparation and representation for you in this situation.

Pre-vacating Inspections
Once a tenant has given notice to vacate your property, Exclusively Rentals will carry out an inspection to determine the current rental value of the property and recommend any repairs or improvements to ensure a hassle-free leasing of the property.

Final Inspection
Once the tenant has vacated your property, we will carry out a thorough final inspection to ensure the property has been left in the same condition as the commencement of the lease, allowing for fair wear and tear.

Liaising with the Tenant
Throughout the tenancy, we will keep in communication with your tenant to ensure that a good relationship is maintained. At Exclusively Rentals we believe in not only contacting your tenant in times of disagreement or repairs, we aim at developing a good communication system by thanking and rewarding tenants throughout their tenancy.

Payment of Outgoings
We can arrange to pay your property outgoings such as council rates, water rates, levies, insurances and repairs, in accordance with your instructions. These outgoings can be paid from the rent collected on your behalf. Paid invoices are sent with your statement.

Monthly Statements
We provide you with an itemised statement each month showing all income received and all expenses paid. The balance of your rental income is electronically deposited into your nominated bank account, which you receive as cleared funds.

End of Financial Year Statements
We produce a summary report of all income and expenses during the financial year for your investment property. This End of Financial Year report serves as a convenient summary to aid you with your tax return.

Insurances
You should ensure that your investment property is adequately insured for building, contents and public liability. You may also wish to take out extra cover including loss of rent, accidental and malicious damage, and legal expenses. You should seek advice from your insurance broker or accountant as to what cover you should have.
